Aleksandr Schmidt: “The construction is in progress. Sound Plans for the Future”

The phrase best describes today’s Primamedia interviewee, Alexandr Schmidt, General Director, and the Company’s approach with a corporate focus on efficiency. Areal-Property has grown from a small project team, so the habit of saving strength is exactly congenital. And this, of course, is pleasant to investors.

- Our team was initially formed for very complicated projects but I would not compare them with today’s ones. Now we are entrusted with the tasks that no one could have imagined five years ago.

The company Areal-Property was founded on July 26, 2010.

- Very gradually and imperceptibly for ourselves, we have changed, we have grown into a developer with a full cycle of services, we are implementing projects of a completely different level ... in short, we have become a large company with great opportunities and we are actively working to continue growing.

A year ago, in June 2017, Areal-Property became a resident of Vladivostok Free Port. That time, the amount of attracted investments as declared by the Company were one of the largest in the Free Port of Vladivostok.

18 holes of Primorye.

Participation in the Free Port of Vladivostok sharply increases the investment attractiveness of any company. Meanwhile, Areal-Property is developing several large projects at once that are of interest to foreign investors.

- On my table, there is a project of a professional golf club that meets international standards. Literally, here it is on the table, all 18 holes. We are already at the design stage: we have finished field work, pre-engineering surveys, topography, brought the site in line with its purpose, and now we’re preparing to obtain the land. The site is large, the potential is huge, so we’re going to arrange a year-round recreational cluster where golf will be only one of the components.

The cluster territory will be divided into zones: in addition to in-season golf and other off-season sports, there is a place for private residences, entertainment infrastructure, places for family vacation on weekends and so on. Such approach is required by the project’s economy itself as the climate-limited length of the golf season will not provide the necessary return on investment.

- By the way, I’ll surprise you. First, we conducted research and it turned out that the season in Primorye lasts about 6 months. Second, there are more than 100 golf courses in small cold Finland. Two golf courses known to many in Primorye are amateur ones.

- Golf is a specific sport where a significant portion of the pleasure is enjoying the landscape itself and the atmosphere of the place, therefore both amateurs and professionals just prefer to move around the world and change courses. But according our estimates, the local audience of players has a huge role. As a commercial entity, we always keep any figures in our mind. Competitions and tourists? Fine, but what about gross income? It is impossible to bring it to the right level without the development of a golf culture in Primorye. Take it as a promise. Our investor and customer are the golfer himself, and he put faith in the project into us.

Next year, Areal-Property plans to commence the first phase of the construction of a golf resort, and in 2021 it will be possible to play on the new course.

- A building permit is expected to be obtained in early 2019. We will simultaneously search for investors and build the first stage of the club using our own funds. Paradoxically, we believe that private foreign investors will be interested in participating of more national banks. This is partly why the Company attracted a pool of foreign experts and specialists in golf clubs.

- At once several foreign companies are designing a recreational component, they are improving the courses, watering, irrigation. The design of the golf course was developed in detail by one of the most famous golf architects in the world, Ronald Fream, who has accounted for more than 240 golf course projects around the world. He has already flown to us four times, more than once walked on the entire route of 18 designed holes at our site. In general, we are already so wrapped up in the specifics that now, if someone else decides to start creating a competing project, it will take a couple of years to catch up with us. The club will operate. We are sure about it.

The Marinist: business class demand.

Another project to be completed in the III quarter of 2019 may already be safely called successful; we are talking about the Marinist again, of course.

- This building was nominated at the Urban Awards 2018 in “The Best Regional Business-Class Residential Complex”. Participation in awards is another type of external audit when industry-respected experts look at the Marinist and say: “Oh, an interesting solution, good implementation, effective project management”.

The Marinist was the first residential complex supported by Areal-Property Company.

- We nearly exclude the commercial component, we focus on the quality of life, on conditions, on comfort. Our team worked a lot with the business segment, we clearly understand the requirements and demands of this audience and, as you can see, all our projects are focused on them. To create a house in which an investor of the same golf club wants to live? It was merely a matter of time.

The corporate approach of the Company is to propose an idea, consider it within the team, submit it for the mentioned external audit, expert analysis and elaboration.

As its main task, the Company considers a project strategy and management, namely to develop a viable idea, test it and implement it with the efforts of specialized companies. Not ignoring the control over the process “from start to finish”. Areal-Property is arranging the construction using the efforts of a specialized contractor operating under an agreement.

- Besides, we managed to accumulate significant own funds for the Marinist, plus a credit line were opened for us by Sberbank. This is a very strong partner and the great way to secure the interests of our shared construction participants the successful completion of the object. So, we are not dependent on our shared construction participants’ moneys, this is only 20% of the construction budget in our case. As a result, people are confident that the object will be completed on time, without delay.

In this manner, the Company can be called one of the first entity in Primorye which is ready to operate according to the new rules since as it will take one year until the concept of “shared construction” will forever be a thing of the past.
