THE MARINIST RESIDENTIAL COMPLEX HAS BEEN COMMISSIONED

The city and the sea – spread out before you; from any apartment of the Marinist you can see fascinating views. And one can say about the same in the opposite view – from different parts of the city and from the sea the complex fits harmoniously into Vladivostok landscape.

The Marinist consists of four towers of soft cream tones, set on a common stylobate. Stained-glass glazing of rather formal grey color – is made of Guardian energy and heat saving glass. Ventilated facade is made of Arch-Skin large scale ceramic granite tiles. Effective, intricate, expensive decision – amongst other properties such tiles have self-cleaning effect. On the stylobate (finished in turn by natural granite) a closed green courtyard has been placed – it is a park spreading across over half a hectare having unique landscape design, vegetation, stylish recreation zones, children’s playgrounds and athletic grounds, with evening lighting installed and undoubtedly pleasant in any time of day or night. The specialists of European design bureau Group Arch have created the design of the courtyard, facades, lobby, communal facilities. Engineering equipment matches the design – individual heating unit based on highly effective solutions by Alfa Laval and Wilo, electrical equipment by Schneider Electric; spare generator by Stamford; modern ventilation system, Hyundai elevators, video surveillance system and house life support systems control with a separate dispatch station. Underground parking lot with 182 spaces is located under the courtyard.

Workers of Areal-Property LLC state that the attention of professional community to the project came as no surprise. Last year the Marinist has been awarded the prestigious prize – the only one in the Far East (and one of five in Russia) Vladivostok residential complex has been included into short list of Urban Awards 2018, in the category “Best Business Class Residential Complex”. This award has been awarded for the first time in 2009, the award panel includes developer’s representatives and realtors, architects and urbanists, representatives of professional unions, mass media and public authorities. The head of Urban Awards, Olga Khasanova said many kind words about the project:

- All members of the award panel of Urban Awards – who are experts in the industry – when rating the Marinist Residential Complex have noted its high level of technological infrastructure, architectural concept, well-thought-out services and utilities and comfortable setting. I believe that the future residents of the Marinist Residential Complex will find happiness there and will be proud of their new home.

One of the Urban Awards award panel members is Michael Belton, President of Wainbridge international development company Representative office in Russia. Michael often visits Vladivostok, he has many connections to our city (e.g., State Department Store historical building reconstruction project to house ZARA store has been executed with him as a consultant), in a word, his review of the Marinist is worth taking into account:

- The Marinist Residential Complex – is a unique architecture, convenient infrastructure and magnificent views of the sea, which I being the resident of California liked the most. In its vicinity one can find everything to live comfortably: many child-care facilities, kindergartens and schools, entertainment and business centers, good restaurants. That is why we can call the Marinist not only a bold and unique project but also a very smart one.

The year 2019 brought a new significant achievement. In the beginning of October the Marinist Residential Complex became the “Best development project of high-rise residential complex in the Far East of Russia”. That is the full name of the European Property Awards category in which the Marinist has won the award. It is the first time that a residential complex project in the Far East of Russian has received acknowledgement on such a high level.

European Property Awards – is a “European” part of the International Property Awards, the most established contest in the world for residential and commercial property projects. The projects that apply to take part in the contest go through preliminary qualification, after that the ones that have been considered best in the region, apply to be appraised by the award panel. It consists of over 80 persons – apart from developers, architects, brokers and other experts, it also has 4 members of British Parliament included. Each project’s multiple evaluation criteria include: location, architecture, design solutions, floor plans, public spaces design, safety, energy saving, environmental friendliness, innovation, etc.

In other words, the evaluation “per totality of merits” confirms – yes, the Marinist is really that good; it is not just good in some aspects of it, but good as a whole, in its entirety. Alexander Schmidt, General Director of Areal-Property LLC, has noted with regard to it:

- It is an important victory, a source of professional pride. The Marinist today – is a beautiful, modern complex created for quality life and artistic freedom. We were able to materialize on our Far Eastern land a high class project of European level. Winning a prestigious award – is a dramatic confirmation of it.

The award was presented on October 24 in London, in the historical Royal Lancaster Hotel – and (amazing coincidence) the very same day the Marinist received the Report of Conformity to technical regulations and design documents. Today the residential complex has already been commissioned. The developer’s representatives will hand over the keys to the shareholders before the end of the year – the first apartment owners have already received them on November 12. It required 2 years and 8 months to complete the construction, which conforms to the originally declared term.

It is worth mentioning, that at the start of the project not everybody believed in its success – unfortunately, regional developers fail to keep their promises way too often; oftentimes the construction term gets delayed, the work stops, “force majeure circumstances” appear. Investors who believed in Areal-Property’s ability to complete the project on time have reasonably challenged the sceptics: the residential complex was supported by guarantees from the leading banks of the country, the developer received the Vladivostok Free Port Resident status, had its own considerable means and in essence did not depend on the shareholder’s means. And they were right. According to certain estimates, the residential complex at 3 Fontannaia St. can be named the leader of investment return ratio.

Today the Marinist becomes the choice of people who primarily are not just looking for the ways to increase their capital, - but the ones who are calmly looking for a place to call home. In comfort and safety, with befitting surroundings, with business class panoramic views – and also with views of Vladivostok historical center development dynamics, the serenity of Amur Bay, and the magnificent colors of the Far Eastern sky.
